A Texas development company, Colony Ridge, has agreed to a settlement worth $68 million. This agreement comes after investigations by the state of Texas and the U.S. Department of Justice. The developers were accused of creating a haven for illegal immigrants through questionable business practices.

The development, located just north of Houston, saw rapid growth, reaching nearly 100,000 residents. This growth was fueled by a business model that specifically targeted foreign buyers and those in the country illegally. The company used Spanish-only marketing campaigns to attract this demographic.

The initial lawsuit was filed by the Biden administration, which claimed Colony Ridge used predatory loans against Hispanic consumers. It stated that the company misled families about the land they were buying. These buyers were often ineligible for traditional loans and were caught in a cycle of foreclosure.

However, the final Colony Ridge settlement was reached with the Trump administration and Texas Attorney General Ken Paxton. This landmark agreement is a major victory for those who believe in upholding the rule of law. The settlement imposes strict new rules on Colony Ridge’s sales practices. To purchase land in the future, buyers must present valid identification. This includes a Texas-issued driver’s license or ID card, which is not available to illegal immigrants in the state.

Alternatively, buyers can present a valid passport or a visa issued after January 1, 2025. These new underwriting and identification requirements are designed to end the practice of selling land to individuals in the country illegally. It is a critical reform to ensure that the community is no longer a magnet for illegal immigration.

The case of Colony Ridge became a focal point in the national debate over immigration. The community attracted a large number of immigrants who had crossed the border, and this influx dramatically changed the surrounding towns. Local residents witnessed a rise in crime, including drug trafficking and brutal murders linked to cartel activity.

Harmeet K. Dhillon, who leads the Department of Justice’s Civil Rights Division, said the DOJ will pursue any lenders or developers who encourage illegal immigration.
