The commercial real estate sector is roughly $2.81 trillion dollars in debt, with loans due to be repaid through 2028. But things aren’t looking good.

Borrowers in the commercial real estate market could have serious trouble refinancing their loans due to rapid hikes in interest rates, record-high vacancies of commercial buildings, and ongoing fluctuations in the financial and jobs sectors. If borrowers try to refinance, they could face extreme increases in their payments, right when these groups and individuals are already low on funds, wrote the Daily Caller. “Borrowers have simply been unwilling to accept reality,” Gwen Roush, senior vice president of DBRS Morningstar, told the WSJ. “But reality has to come due at some point.” $544.3 billion is due in commercial real estate loans in 2023, the largest amount in history. But this number will increase in the coming years.

While most outlets argue the housing market is not set for a crash, the numbers suggest otherwise. Human behavior has also shifted dramatically since the COVID-19 pandemic, thanks in part to lockdowns, but also extremely high inflation rates.
